This was a very exciting project for us - a full dormer loft conversion with renovation to the existing house.

The Process

A structural steel was added from gable to gable to the underside of the roof ridge and the same at joist level. From here the joists were fitted and trimmed out ready for the stair case. Construction of the dormer window and roof followed, and the property was made watertight.

We then insulated the walls, and floors were fitted along with floor boards. This was followed by construction of partition and dwarf walls to form the en-suite bathroom. All electrical and plumbing work was carried out including a full house re-wire. We then trimmed out openings into the existing roof and installed two velux roof lights; one in the bedroom and the other in the en-suite bathroom.

We were now ready to fit the staircase to the loft. Final boarding, plastering and carpentry finishes followed before complete decoration to finish. While all of this was happening, blue cement cladding was being fitted to the exterior of the dormer to give an attractive and modern look, whilst the dormer roof was having a single ply membrane fitted to give a long lasting life with no leaks. All finishing works were completed by ourselves, including a Juliet balcony on the exterior of the dormer French doors.

The customer (Carol Brett) from Topsham, Devon loved her new space and couldn’t have been happier with the whole process. The loft conversion has added a great amount of space and value to the property.
